The Home Inspector (HI) or Residential Property Surveyor
The Home Inspector qualification was designed to provide a workforce that could deliver the Home Condition Report, which was originally a compulsory part of the HIP.

Home Inspectors are trained specifically to inspect residential property to report on its condition. They can also provide Energy Performance Certificates.

Since the HIP was abolished many Home Inspectors have turned their attention to providing condition reports, such as the SAVA Home Condition Survey, for buyers and are now often referred to as Residential Property Surveyors, a name which will almost certainly be endorsed by the Government later in 2011.

Surveyors holding the Home Inspector qualification are regulated by the Government, and must be insured and CRB checked. Their work is regularly monitored and they must continue to upgrade their skills. This means that you will be receiving a service you can rely on.

The Domestic Energy Assessor (DEA)
Domestic Energy Assessors are trained to provide Energy Performance Certificates.
These may be for home sales, for rental properties or for other purposes. The training for Domestic Energy Assessors is shorter than that for Home Inspectors. DEAs may also have other energy related qualifications such as in energy assessment for commercial buildings.

DEAs are also regulated by the Government, and subject to the same quality controls as Home Inspectors.
